Project overview
A standard knockdown-rebuild in Ryde that turned out to be less standard: asbestos eaves and fibro under the tiles, plus an unregistered in-ground pool found during the pre-demolition inspection.
The challenge
The owners had a fixed slab date with their project builder, five weeks out. Finding asbestos and an extra structure usually means a variation letter and a blown programme — exactly what they’d been warned about by friends.
Our approach
Our pre-demo inspection caught both issues before contract, so they were priced in — not discovered on day two. Licensed removalists cleared the asbestos in two days while we lodged the pool-decommission paperwork. The house came down day four; the pool shell was broken, drained and backfilled with certified fill by day seven.
The outcome
Site handed over slab-ready on day eight, paperwork stack included: asbestos clearance certificate, pool decommission sign-off, tipping dockets and compaction certificate for the pool void. The builder’s slab date never moved. Total variations: zero.
